This project was a full renovation of a period property in St Ives, delivered in collaboration with Iroka Design. Our involvement went far beyond the installation stage, with LJ Heating & Plumbing taking on a key role in both the technical delivery and the wider coordination of the project.

We were responsible for all plumbing and heating works throughout the property, including system design, installation and commissioning. As part of the heating strategy, underfloor heating was installed throughout the ground floor and the third-floor mezzanine, providing an efficient, discreet heating solution that complements the clean architectural lines and open-plan spaces.

On the first floor, statement radiators were carefully sourced and installed, selected as much for their visual impact as for their performance. These radiators were delivered in sections and built up on site by our engineers, ensuring a precise fit and a flawless finish that enhances the character of the rooms they serve.

Alongside this, we co-designed and installed the bathrooms, working closely with Iroka Design to ensure the layouts, finishes and fittings complemented the overall interior vision while remaining practical, efficient and future-proof.

As part of the wider renovation team, we also co-project managed the build, acting as a central point of contact for suppliers and trades. This included liaising with manufacturers, sourcing materials, coordinating deliveries and ensuring the plumbing and heating elements aligned seamlessly with the build programme and design details.

The result is a beautifully cohesive home where the technical aspects are thoughtfully integrated into the architecture and interiors — from bespoke bathrooms and statement brassware through to carefully considered heating solutions that balance performance with aesthetics.

This project is a great example of how we work when involved early: combining technical expertise, design input and hands-on project coordination to help deliver a smooth, high-quality renovation from start to finish.
